Some people seem to be able to rezone a lot to apartment which has foundation, elevator or sunken pool, and some have problems. This might be a hack conflict issue, or it is possible that custom modular stairs in the apartment block may be a problem, and some other custom content, maybe fences.

You can build apartments and even convert existing residences to apartments or true rental houses. BUT
Place an apartment in another neighborhood, change the lot zoning, then move it to the Lot Bin. Then it should appear in the Lot Bin on campus. Place it as usual and change lot zoning to apartment.
Ceilings place automatically, you turn them on using the button next to the video one. If you want to change them, pick a floor tile, maneuver the camera to see them - there's a 45 degree veiw button in build/buy modes and then point and paint like a floor.

Sims can't modify things which are not within their own apartment space. Watch out if the kids drop their homework books outside... you won't be able to tell them to do the homework.
You MUST use the special apartment doors. Each apartment can only have ONE door that's accessible from outside.
For an apartment block, use whatever door you want as the building's main "front" door, and then stick one of the proper divider doors in basically as a vestibule door.
So if you want the apartment dwellers to have a patio, it has to be fenced or bricked in with no other access than via the apartment itself. (Gates count as doors.....)
Gated front gardens and apartment doors work fine, but the garden is seen as part of the common area, not the individual apartment.
Making buildings that go right to the edge of the Lot still doesn't appear to be possible.
There are new townies with AL, who fall into 5 different cliques and 3
different social classes. Nothing's needed to generate them other than having
the game, although different ones are attracted to different classes of lots.
You're unlikely to find a socialite in the trailer park, or the Bohemians in an
expensive restaurant.
Although you don't have uniforms, you can get an idea of their clique by the way
they dress -

ONLY townies can have these cliques - if you marry or move them in, they
lose their orientation. Your sim doesn't join.
Each group has it's own type of greeting and own tell story social, which gives
an extra boost to relationships if you use the right one. They can also do social networking,
which can result in gifts, "free samples", promotions etc. Can also gain hobby points.
Class is based on lot value, and the value of other lots around you. It has nothing to do with how much money you have
You'll only know your class by the people who walk past.
Click on the target of your spell - if you click on yourself and say
"cast spell" you will cast the spell on yourself.
Also, when you cast a spell, especially at the beginning, they won't always
work. You have to watch the sim. It's a quick action. The spell fails, and the
sim looks confused. Just try it again until it works.
Each spell you cast counts towards your spell level. As your level goes up, spells work more often
and more spells become available.
A good way to befriend the witches if you have Bon Voyage is by using the Voodoo Doll.
